Air conditioner servicing and cleaning in Epping

Air conditioner servicing in Epping: what a split or ducted service covers, warranty conditions, rental cooling rules from 2027 and Melbourne service prices.

A professional service on a split system is listed at $105 to $335 per unit per unit in a published Melbourne cost table, and a ducted system service at $210 to $580 per system per system. Between services you can wash or vacuum the filters yourself, following the manual. Anything that involves opening the refrigerant circuit, the electrical side or the outdoor unit’s internals belongs to a licensed technician.

Signs your system is due for a service

  • Musty or damp smell when the head first starts.
  • Less air coming out than you remember, or rooms taking longer to reach temperature.
  • Water dripping from the indoor head or running down the wall.
  • Black specks or dust on the louvres.
  • Outdoor unit clogged with leaves, grass clippings or spider webs.
  • Power bills rising without a change in how you use the system.
  • An error code or flashing light on the indoor unit.

Some of these point to a fault rather than dirt. Water leaking inside, for example, can be a blocked drain or a refrigerant problem that freezes the coil. If the symptom keeps coming back after a clean, read our air conditioner repairs guide.

Servicing and your warranty

The Victorian Government’s guidance on choosing a reverse cycle air conditioner points out that some manufacturer warranties depend on scheduled servicing by suitably qualified people and may not cover labour. Read the warranty booklet for your model. If it sets a service interval, keep every invoice that shows the date, the model and serial number, and what was done. A gap in that record is the first thing a warranty assessor asks about.

Who should service an air conditioner

Under the Plumbing Regulations 2018, refrigerated air-conditioning work includes maintenance, testing and repair of the equipment, not only installation. The BPC page on refrigerated air-conditioning work sets out the class and its standards. Anyone who handles refrigerant also needs a national refrigerant handling licence from the Australian Refrigeration Council, which says handling fluorocarbon refrigerant without one is an offence. Electrical repairs found during a service belong to a licensed electrician.

A general cleaner can wash filters and the indoor head’s surfaces. That is useful, but it is a different job from a technician’s service that checks pressures, temperatures and electrical connections. Ask which one you are being quoted for.

Rental properties and the 2027 cooling standard

Property managers in Epping, Lalor and the rest of the City of Whittlesea have a new reason to keep service records. Consumer Affairs Victoria’s cooling standard page says that from 1 March 2027, a rental home with no fixed cooler must have an energy efficient fixed cooler in the main living area when a new rental agreement starts or an existing one converts to month to month. From 1 July 2030 the requirement applies to all rentals. Where an existing non-ducted reverse cycle unit, ducted reverse cycle system, window unit or room evaporative cooler fails and cannot be repaired, it must be upgraded to a cooler that meets the efficiency definition. A failed ducted evaporative cooler can either be upgraded or replaced with another ducted evaporative cooler that has an outlet in the main living area. The definition is a GEMS cooling star rating of three or more for a non-ducted unit, or a Total Cooling Seasonal Performance Factor of 3.8 or more for a ducted unit, for the property’s climate area. Check the Consumer Affairs Victoria page for the exact wording before relying on it.

In practice, a serviced unit with a written report is easier to defend as “in working order”, and a technician’s written finding that a unit cannot be repaired is the record that shows the upgrade rule now applies. If you manage several properties, ask a provider about servicing them on one visit schedule.

How often to service

Most manufacturers set the interval in the owner’s manual, and that interval is the one your warranty depends on. As a working rule, households that run the system hard in both summer and winter tend to book a service before each heavy season. Filters can need washing every few weeks in heavy use. Homes near busy roads, building sites or open grassland collect dust faster. Epping’s north, with new estates still under construction around it, falls into that group for now.

What a careful technician will not do

  • Top up refrigerant without finding out why it is low.
  • Spray coil cleaner onto the indoor head without protecting the wall and the circuit board.
  • Ignore scorched terminals or a damaged power lead because “the job was only a clean”.
  • Leave without telling you what they found and what they recommend.

Commercial and strata sites

Offices, clinics and shops around the Epping activity centre and the industrial estates on Cooper Street often run several splits or packaged units. A provider will want a list of units with locations and model numbers, roof or plant room access details, and any after-hours access rules. For a strata building, the owners corporation may manage common area units while each owner looks after their own.

What to do next

Count the units you want serviced, note their brand and approximate age, and say whether any have a fault. Then ask for an air conditioner service quote. An independent technician who covers your suburb reviews the details and confirms their own price and timing if they accept the job. For replacing a unit that has reached the end of its life, see split system installation.

Frequently asked questions

How often should a split system be serviced?

Follow the interval in the manufacturer's manual, because warranties can depend on it. Households that run the system heavily in summer and winter often book a service before each main season, and wash the filters themselves every few weeks in heavy use.

Can I clean my air conditioner myself?

You can remove and wash the filters and wipe the outside of the indoor head, following the manual. Coil cleaning, refrigerant checks and anything electrical or inside the outdoor unit should be left to a licensed technician.

Why does my air conditioner smell musty when it starts?

Dust and moisture build up on the indoor coil and fan, which can grow mould. A service that cleans the coil, fan and drain usually fixes the smell. If it returns quickly, ask the technician to check the drain and airflow.

Does a rental property need its air conditioner serviced?

Consumer Affairs Victoria's cooling standard requires a rental with no fixed cooler to have an energy efficient one in the main living area when a new lease starts from 1 March 2027, and most cooler types that fail beyond repair must then be upgraded. Dated service reports help a property manager show the unit's condition and history.

What is the difference between a clean and a full service?

A clean usually covers filters, the indoor coil and the drain. A full service also checks electrical connections, the outdoor unit, operating temperatures and refrigerant performance. Ask which one the price includes.
